Your cameras can disqualify you from federal work
Hampton Roads runs on federal money. If your business holds a federal contract or subcontract (shipyard supply, base services, defense engineering, anything on the GSA schedule), NDAA Section 889 Part B looks at the equipment used anywhere in your operations, not just what sits on the federal job. Hikvision and Dahua cameras in your own lobby can become a contracting problem, and so can the same hardware rebadged under a brand you have never heard of.
We do not carry any of it. Not as a budget option, not on residential work. If you are inside that regime, or think you might be, we can survey what is already installed and tell you where you stand before it turns up in an audit.
What property managers actually need from a low-voltage contractor
You need a bid you can put in front of a board. That means an itemized scope, a clear exclusion list, and a number that does not move after the walk-through. We write proposals to be read by people who are not in this trade, because that is who approves them.
You also need someone who understands that an occupied building is not a jobsite. We schedule around residents and tenants, protect finished surfaces, and clean up daily , and we tell you in advance which days will be loud.
Common commercial and multi-family scopes
Amenity access control on pool gates, fitness rooms, mail rooms and clubhouses. Camera coverage at entrances, parking areas, dumpster corrals and package rooms. Fire alarm installation, service and the annual NFPA 72 inspection. Structured cabling for offices and leasing centers. Wi-Fi for common areas.
Most of these arrive together after an incident or an insurance review. We can phase them across budget years and design the pathways once so the later phases are cheap.

If you already have a competing quote, bring it. We are happy to bid against a specific scope and show you line by line where the difference is, and if the other bid is better for your building, we will tell you that too.

Do you bid against other contractors?
Yes, routinely. Give us the scope the other bid covers and we will price the same thing so the comparison is real, rather than quoting a smaller system at a smaller number.
Can you work in an occupied condominium or office building?
Yes. Most of our commercial work is in occupied buildings. We schedule around tenants and residents, protect finished surfaces, and give notice for the disruptive days.
Will you handle the permits?
Yes. Where the work is permittable, fire alarm above all, we prepare the submittal, pull the permit and stand the inspection.
Do you provide a certificate of insurance?
Yes, naming the property or management company as certificate holder, on request before work begins.
